What is Virtual Staging?

Virtual staging software is a real estate marketing tool used to highlight the value of your home and garner top asking price.  In fact, most quality virtual staging today is done with very high-end, very expensive 3D design, editing, and animation software. Using this software, brings homes to life with the realistic characteristics of the natural charm and beauty of a home, with furnishings that showcase the home to its greatest ability. The majority of homes in today’s world of being safe and staying healthy, are being Virtually Staged as opposed to be Traditionally Staged. As buyers look to online listings first before viewing a home in-person, a home’s online photos will need to say more than just “I’m for Sale”. They’ll need to tell the story of the home, show all the features of the home, and have prospective Buyers already envisioning their family in the home. This powerful story is what will get more people scheduling virtual showing appointments and tours, and more people submitting offers to buy your home.

What are Virtual Open Houses?

Instead of holding a scheduled event, for potential Buyers to physically walk-through your home, I will host a “Virtual Open House”, which is a live scheduled event at a specific time.  This live event is hosted virtually, by setting up an invite via an online invitation platform, such as Facebook Live, Zoom, etc. I will be physically at your home giving live tours of the property to potential buyers who have logged onto the live meeting link provided on the online invitation. This virtual open house “audience” can view the live stream and interact with me and ask questions. This will reduce the number of in-person showings down to only those truly serious Buyers.

What are Virtual 3D Tours?

I will provide a marketing 3D Virtual Tour, which is a virtual-walk through of your property via a pre-recorded interactive video, rather than being a scheduled live event. This 3D Virtual Tour, is viewed via a custom web link that is posted to the MLS listing of your home, included in additional marketing materials, and will give potential Buyers a better feel for the surrounding area by being published to Google Street View. The 3D Tour virtually opens up to a wider audience and markets your property anywhere. Thus, making a faster sale by innovating with true-to-life immersive customer experiences for Buyers, allowing anyone to walk through your property from the comfort of their own home and focusing on the most interested prospects.

What are Virtual Showings?

A virtual showing is where I schedule a “Private Showing”, hosted virtually by sending a potential Buyer an invite via an online invitation platform, such as Facebook Live, Zoom, etc.  I would actually be physically at your home giving a tour of the property to the potential Buyer, virtually. This is different that a Virtual Open House, as this is a one-on-one meeting. The Buyer can view the live stream and can interact with me and ask questions.

What are Virtual Tours of Homes?

A Virtual Tour of Homes is where a group of Agents will tour your home, along with other listed for sale properties…..virtually.  This is similar to the Virtual Open House, where I would set up an invite via an online invitation platform, such as Facebook Live, Zoom, etc. I will be physically at your home giving a live tour of the property via livestream, and the Agents can interact with me and ask questions. This provides a wide outreach to potential Buyers through other Real Estate Agents, virtually world-wide.
